Trump Apprentice is Surprise Guest
At The Luxury Conclave
Local agent just one of 200 luxury agents invited to opening of $125 million mansion
Kendra Todd, selected as the Trump Apprentice during last season's TV show, was on hand at The Luxury Conclave in Palm Beach last week to invite the nearly 200 top luxury agents in attendance to be her special guests at the December opening party of the Donald Trump-owned Palm Beach mansion she has been redoing for Trump. The property is scheduled to go on the market in November with an asking price of $125 million.
According to Todd, the home -- which is expected to set a new home sale record for North America -- has 43,000 square feet of air-conditioned living space, including seven bedrooms, seven bathrooms, and six oceanfront acres. Trump purchased the property at auction last year for a reported $41.35 million. The current home sale record for North America was set last year when another Palm Beach property sold for $70 million.
In a deal completed in early October, two New York-based real estate brokerages – Prudential Douglas Elliman and The Corcoran Group -- will share the task of finding a buyer for the house.
After training with the Trump organization, Todd, a Boynton Beach real estate agent who won the Apprentice spot on Trump's NBC reality show, told The Luxury Conclave group, "I have my hands full, but it all comes down to marketing… Although there have been a few inquiries about the property, I'm sort of keeping everyone at bay until the renovations are complete."
Todd went on to tell Tony Zaskowski and the rest of the audience that she studied the value of the Trump name, which is now attached to properties around the country, as part of her recent training. Her conclusion was that the Trump name adds about 35% to a property's value.
“With 87% of real estate agents in Florida reporting that they completed at least one real estate transaction with an international buyer or seller in 2004, the probability certainly exists that the buyer of the Trump house will be from abroad,” said Marti Gallardo, Global Classified Advertising Manager of the Wall Street Journal, one of The Luxury Conclave's four host firms. “However, Palm Beach demographics indicate that a wealthy New Yorker is another likely prospect, but wherever the buyer comes from, the agents attending TLC are luxury professionals who are likely to bring prospects for this property.”
Many of the luxury agents from across the US and Canada who were attending The Luxury Conclave indicated that they plan to fly into Palm Beach for the December 9 th invitation-only opening party, said Laurie Moore-Moore, President of The Institute for Luxury Home Marketing, another of The Luxury Conclave's host firms.
The Luxury Conclave was held at the Palm Beach Four Seasons Resort and hosted by Unique Homes, The Institute for Luxury Home Marketing, Unique Global Estates, and The Wall Street Journal. The invitation-only event was limited to 200 top luxury agents from the US and Canada . |
